I am a registered, certified estate agent in Hong Kong and owner of a HK registered, listed property agency. I am known and trusted by hundreds of agents here.
I am putting together investors for a relatively small fund consisting of Hong Kong properties.
The market here is strong and healthy. Experts forecast an increase of 10 to 15% in some areas- in the next quarter alone.
Many flats have increased in value five or more times in the past five years. The reason is twofold:
population increase from the West and from mainland China.
High govt regulation of land.
Certain types of districts, like Midlevels, Repulse Bay and the Peak have new construction only every few years.
Thus an investment in a flat in these districts is shown to be safe according to last several years.

Just outside the expensive Central and Midlevels districts
Spillover tenants from Central/Midlevels, which are too expensive
Uphill escalator, similar to one in Central, will be built up the hill through the main street
Very affordable right now
I am seeking up to ten investors with a minimum participation level of $5million HKD. The total asset will be approx $50million HKD. Upon securing the funding commitment, I will band together suitable properties. Then, contracts will be drawn up and reviewed by all sides.
The ownership will be on a pro rata basis for the entire band of properties. I will seek one to ten properties in highly exclusive areas with proven growth records and rental capabilities.
The fund will be managed similarly to a mutual fund, with ownership of shares rather than outright property ownership. Payout will be annual and upon final sale of bundle.
After management fees (either 1 to 2% of total asset or 8 to 10% of net profits) the expected revenues will be in the 7 to 10% range per annum. These are initial estimates and have no legal bearing on final payout.
My own experience is landlord in Princeton, NJ, US, where my property investment increased 600% in about seven or eight years, after correctly guessing the neighborhood would improve.
My contacts and advice givers here include members of HK Rotary Club, American Chamber of Commerce and CEO's of top agency companies.
