HOME PARK HOUSE, 2 ROOMS FOR RENT, WALKING DISTANCE TO GEORGIA TECH, MARTA, MIDTOWN, WEST MIDTOWN, RESTAURANTS, ALTANTIC STATION, GROCERY AND CONVENIENCE STORES, THE HOME PARK PARK, ETC. ON A QUIET STREET IN HOME PARK. GREAT NEIGHBORS. BACK YARD AND FRONT AND BACK PORCH. No off street parking, but parking is negotiable with neighbors if tenant desires offstreet parking and that is solely between the neighbors and the tenant. One street parking permit only will be provided and then reliquished at the termination of the lease. This is walking distance from everything so unless you need a car for work, etc., there really isn't a need for a car.
2 rooms for rent, approx. 350 sq. feet each or more with large 10 feet ceilings, and hard wood floors, and windows, and lots of natural light. There is one bath that all will share with a bathtub, shower, sink, large closet, and toilet. Owners live in the house in the other 2 rooms of the house.
The common areas shared by tenants and owners will be the kitchen, front porch, washer/dryer, and large back yard.
The tenant in the front room may use the front door and then to go to the kitchen and washer/dryer can walk around to the back door so as to not disturb the tenant in the middle room or the owners. The tenant in the middle room will use the back door for the kitchen and washer/dryer and to go to this tenant's room so as to not disturb the owners or the other tenant. The only time that that the tenant in the front room will need to have access to the middle room will be for the bathroom and we are in the process of configuring a way so that there can be a small hallway to avoid the first room tenant from having to ever disturb the middle room tenant.
There is a community kithchen with gas oven and stove, refrigerator, dishwasher, washer and dryer, and no microwave at the moment, but a countertop microwave can be supplied at no cost to the tenants.
Utlities (gas, electric, water. and trash ($ 20/mo. not billed until the end of the year and it is much more, but this is a small amount for the service plus recycling) are split equally by all parties including the owners so the utilities are split equally 4 ways) .
The house includes FREE with the rent high speed internet, phone with unlimited calling long distance and international, but no cable and cable is not to be added to the service to the house at any time whatsoever by any provider, and adding cable will result in an immediate breach of the lease. Of course, you may have a TV and some channels will come up, but there is no guarantee for TV service and non will be added at any time.
FREE pest control that can be called out at any time provided by NORTHWEST EXTERMINATING exclusive of bees and rodents, if any, which the owners take care of on the premises if there is an issue.
There is a FULL SIZED WASHER AND DRYER provided that is included for common use.
The water bill is split 4 ways among the tenants and the owners regardless of how much each person actually uses the dishwasher, shower and bath, and washer and dryer. The water utility is still split equally by the owners and the tenants in 4 ways (approx. $ 20 a person, sometimes more and sometimes less, it is best to watch water consumption carefully by all as it is expensive in the city and all should be aware of this fact).
Persons renting are expected to be clean, quiet and respectful of the other tenants and the owners, NO SMOKING INSIDE OR OUTSIDE THE HOUSE AT ANY TIME WHATSOEVER, maintain their areas and common areas clean, and clean up after themselves at all times, NO PETS OF ANY KIND, except the owner's pets, are ALLOWED WHATSOEVER. NO OTHER PERSONS OTHER THAN THOSE ON THE LEASE ARE ALLOWED TO STAY ON THE PREMISE FOR MORE THAN ONE NIGHT OR THERE WILL BE AN EXTRA FEE CHARGED AT $ 100 PER DAY DUE IMMEDIATELY AND PAYABLE OR THE PERSON WILL BE CONSIDERED A TRESPASSER AFTER ASKED TO LEAVE BY THE OWNER AND WILL IMMEDIATELY ARRESTED BY THE POLICE.
There is an alarm system that is expected to be set when each person comes and goes from the house without fail. The alarm shall also be set at night time when everyone is in the house for the evening and stay set throughout the night accordingly.
The lease term is for January until the end of May at which time the lease will terminate, unless the tenant has final exams, then the lease will be extended until all final exams are over and then terminate immediately. The lease may be renogtiated in August, but there will be no lease term for the entire months of June or July without further prior arrangements in writing.
In order to move in to the property a background check will be done at the tenant's expense of $ 35.00 payable up front in CASH. If approved, then the deposit is one month's rent ($ 350, which will be the first month's rent) paid IN CASH ONLY in bills no larger than $ 50.00. Also due prior to move in is the last months rent must be paid in full ($ 350), along with a security deposit of one month's rent ($ 350) due and payable on the date of lease execution and move in PAID IN CASH ONLY in bills no larger than $ 50.00. No checks, credit cards, cashiers checks, etc. will be acceptable at any time. Cash is the only form of payment accepted and the bills shall be no larger than $ 50.00 for all rent, security deposits, etc.
The total that a tenant will need to move into this property after passing a background check with be a total of ( $1,100) paid IN CASH in bills no larger than $ 50.
There are to be no illegal activities inside or outside of this premises or the lease will automatically be breach and terminated, and the tenant will be asked to leave immediately or be arrested by the police and any and all monies including rents and security desposits will automatically be forfeited. There may also be other damages that result in which there will be a lawsuit and we will seek further damages if necessary.
In summary, this is a nice place to live walking distance for Georgia Tech. and we are seeking quality tenants who will not disrupt the property or other tenant and, as owners, we take this very seriously. The rent is $ 350 per room and a pro-rated portion of gas, electric, and water pro-rated by 4 people. Payment for the security system shall be $ 20 per month per tenant. Included in the rent is high speed internet, phone with unlimited long distance to the US and International. There is no cable and cable is not authorized at any time to be hooked up at the property along with ComCast, Dish, or any other cable provider. Hooking up cable will be in strict violation of the lease. There will be $ 20 per month charged per tenant for trash and recycling pick up.
Rent will be due on the date that the lease is executed and shall continue to be due on that date forward along with payment for garbage, the security system, and the pro rated amount of electric, gas, and water.
All rent and utlities due and payable will be itemized by the Lessor and presented to the Lessee with copies of the bills and then shall be due immediately IN CASH ONLY in bills no larger than $ 50.00.
