Our client is seeking an Assistant Maintenance Supervisor. The Assistant Maintenance Supervisor is a highly visible role that contributes greatly to the financial performance of the property. In this role, the Team Member is responsible for assisting in the mentoring and day-to-day management of the maintenance department, curb appeal, preservation and improvement of the property, while delivering exemplary customer service.
Mentorship and Management: Mentor members of the Service Team with a lesser skill set in the areas of appliances, flooring, carpentry, drywall, roofing, lighting and plumbing. Regularly communicate progress of Team Member development and areas in need of more training, to the Service Manager. Review make ready units completed by other members of the service team and report standing to Service Manager. Inspect vendor work in make ready units and convey status to Service Manager. Take the lead on keeping the Pool Log up to date, ensuring accurate information is recorded and the property pool(s) meet Company/Local/State guidelines. Partner with the Service Manager to direct vendors and follow-up on work performed, report all findings to Service Manager promptly. Attend on-going training to enhance leadership skills, as directed by the Service Manager. In the absence of the Service Manager, take on a leadership role.
Curb Appeal : Walk assigned property zone first thing every morning to clear area of debris, replace light bulbs as necessary, take note of any items that warrant repair/replacement and report findings to Service Manager. Check trash compactor, tidy up area, and run equipment as necessary. Inspect pool(s) daily and adjust chemicals as necessary, complete Pool Log(s) in a timely manner. Certify property sprinkler system is operable, make repairs as needed. Survey parking lot/garage for vehicles illegally parked, expired tags, and flat tires; report findings to Maintenance Director and Property Director.
Make Ready of Apartments: Remove all debris in target apartment homes and ensure units are completely clear and ready to be turned. Certify the apartment home is mechanically working by repairing/replacing appliances, HVAC system, plumbing fixtures, and electrical fixtures; report parts in need to the Service Manager. Verify the apartment is cosmetically sound by repairing/replacing flooring, countertops, cabinets, mirrors, and repairing/painting walls and ceilings, as needed; report parts in need to the Service Manager.
Preservation : Perform service orders in a timely matter, as directed by Service Manager, typically focusing on major repairs to HVAC systems, appliances, flooring, carpentry, drywall, roofing, lighting and plumbing; report parts in need to the Service Manager. Paint curbs/speed bumps/building railings and pressure wash walkways and stairwells in accordance with the preventative maintenance schedule. Be willing to assist with other preventative and routine maintenance as directed by the Service Manager. Attend on-going training to enhance maintenance skills, as directed by the Service Manager. Understand and comply with state, federal, and/or local Fair Housing Laws.
Customer Service: Approach all client and resident interactions, with the desire to create a memorable experience. Handle resident concerns proficiently and seek out upper management, as necessary. Intermingle with vendors, community members, and corporate employees in a professional manner.
