Our goal is to buy 50 properties a month, selling 25, keeping 24. We will work with ‘Property Finders’ and seller reps, we will pay for assignments, just state up front if you; own the property, have the property under contract, are a finder or the sellers rep/agent.
We buy SFH, Condo's, Townhome's, Commercial/Apartment buildings up to 2500 units, Self Storage and Mobile Home Parks.
Residential & Multi Family: REO’s 37%-70% of ARV depends on the State and area. All other properties 75% or less of ARV ideally. My main strategy is cash flow.
Commercial: cash cows!! Apartment Buildings, Self Storage and Mobile Home parks. I buy on the performance of the asset not CAP.
YOU MUST EITHER OWN THE PROPERTY, HAVE IT UNDER CONTRACT OR BE DIRECT WITH THE SELLER. NOT INTERESTED IN BEING PAST #2 IN LINE ON ANY DEAL…WAY TOO MANY PROPERTIES AVAILABLE & NO ONE LIKES ‘DAISY CHAINS’.
Rehabs, Gut Rehabs, Fire Damage, to Move in Ready we will look at them all. Residential properties we prefer them not occupied but not necessary.

What I need: address, description, taxes, three-five recent comps, asking price, your role, PICTURES, and itemized rehab estimates, Financials and rolls. Do Not send partial info. Sending partial information to see if I am interested or “will send pictures if interested” …we will delete the lead, way too busy. PLEASE RE READ this paragraph if you are just starting in this business.
