$55 one-time application fee paid at the time of lease signing per applicant over 18, if below 18 there is no fee. This fee goes towards a full background and credit check, the application would get refunded if we don't accept the application but the application did quality to rent the unit.

RENT CRITERIA - 3XS month rent income, 600 Credit score, if between 550 to 559, must have a cosigner of 600 and or pay more rent / security deposit up front. This is base case by case - owner makes final decision. If below 550, MUST HAVE A COSIGER to back the lease. No prior convictions, evictions, felonies.

Lessor pays water, sewer, trash as well takes care of landscaping.
Lessee pays electric (all electric unit)
Coin-operated washer and dryers in basement
(future storage locker -currently under construction)
