We will fund 90% of the purchase price and 100% of the rehab for Private Money Loans, as long as the loan amount does not exceed 65% of the After Repair Value. (ARV)
The loan term for our Hard Money Loans for fix and flip investments ranges from 6 to 24 months. We will fund up to 90% of the purchase price and 100% of the rehab cost, up to 75% of the After Repair Value. For refinances, the loan-to-value ratio is 65%.
We provide a 30-year fixed loan with an interest rate starting at 7.5% for our Private Long-Term Rental Loan Program. The loan-to-value ratio for purchases is up to 80%, and it is up to 75% for cash-outs. The minimum credit score is 660.
For Short Term Loans - We have a six-month to 24-month short term. This is intended for someone who wants to buy a property, fix it up, and then sell it for a profit, or someone who wants to buy it quickly in order to wholesale it for $5,000 or $10,000.
For Long Term Loans - We have a long-term loan with a 30-year amortization period, but it has a five-year balloon payment for properties that the borrower wants to rent out. As a result, such property cannot require any rehab. It must be ready for the intended purpose.
*Credit will NOT be an issue because private money lenders prioritize the value of the asset being financed. This is referred to as asset-based lending.
*We use credit score as a compensating factor, not as a qualifying factor — credit-use driven, not credit-score driven. So a credit score below 680 will NOT disqualify you. We use your credit score to determine how much to charge you for the loan.

*We do not give loans to anyone who intends to live in the property. Also, the house must NOT be occupied by anyone, unless they are paying the borrower rent.
Furthermore, none of the borrower's friends or relatives may reside in the property. They, too must be paying the borrower rent if he/she is to receive the loan.

*Lending Company Rules:
1. You must have the property you want to purchase under contract.
2. The company does not give loans for owner-occupied properties nor can anyone else be living in the property for a client to receive funding for it, unless they will be paying the client rent. However, if you are only seeking a loan to refinance or rehab the property, it does not matter whether or not someone is living in it.
